What's A Home Inspection? |
| All homes have problems. The question is what and how serious are the problems. A Home Inspection is a visual examination of the physical structure, the major components and the mechanical systems of a home. Having a home inspected is like giving it a physical check-up. We know the difference between serious and "not so serious" problems and will communicate that difference to you. This allows you to plan improvements and maintenance, reducing the possibility of unexpected costly repairs after purchase. |
| The average inspection takes approximately 2-3 hours depending on the size, age and the conditions found at the property. A comprehensive computer generated report is provided to the client the day following the inspection. A summary of the defects will be available at the time of inspection. Our report will offer solutions and maintenance suggestions when possible. This valuable information should give you greater confidence in negotiations. |
Who Benefits? |
The Buyer gets an accurate, reliable report of the home's present condition. This includes information about any readily visible major defects about the mechanical and structural components of the property. With this information, the buyer will have knowledge of potential costs, delays and defects prior to purchase. |
The Seller can get a Pre-Listing Inspection which gives the seller a chance to eliminate any noted deficiencies and put the home in its best showing condition. A Pre-Listing Inspection can be one of the best sales tools to help sell your property. |

When will I receive my report? |
You will receive an email or faxed copy of the report the same day as the inspection and we will also mail you a professionally bound hard copy of your report for your permanent records. A summary of the defects or deficiencies noted will be available at the time of the inspection. |
| We believe that on-site reports are not in your best interest. Receiving the report on site, may allow the inspector to fit in more inspections into his day, but it also may mean that your inspector will be rushed, and is not giving you, your home, or your inspection report the time you deserve. We average 1-2 hours putting your report together for you, at our office, after the inspection is over. We each have large libraries of technical materials that we frequently reference to ensure that we are giving you the best, most accurate report possible. |
Are you insured and certified? |
Yes, we carry both liability and errors & omissions insurance. Visit our individual profiles (under the "Inspectors" section to the left) to view our some of the certifications of each inspector. This is an extremely important question, because there is no insurance or certification requirements for home inspectors in Kansas or Missouri. |
